Why is Pulat cheaper than Airbnb for the same flat?

Airbnb adds a service fee (typically 14 to 18%) on top of the nightly rate, plus a separate cleaning charge that we already include. When you book directly with us those mark-ups disappear, so the same flat on the same dates costs around 15 percent less. We also publish a Best-Rate Guarantee, find a lower price anywhere online for the same dates and we match it and take an extra 5% off.

How much does the average guest save vs Airbnb?

On a typical 7-night midweek stay at the Kings Cross Corporate, direct booking is £1,750 versus around £2,065 on Airbnb (an 18 percent platform-fee-and-cleaning premium baked in). That is £315 less per week. Long stays save more — our 28+ night rate is automatically 30% off.

Is the same flat actually listed cheaper here than on Airbnb?

Yes. Every Pulat apartment is only listed on this site. The savings are not a sale price, they are simply the absence of platform fees. We are the host, the rate-setter, and the cleaner.

What is the best-rate guarantee?

If you find the same Pulat apartment, on the same dates, at a lower price anywhere on the internet, send us the screenshot to hpulat@outlook.com within 24 hours of booking. We will refund the difference and take an additional 5 percent off the total. We have only paid out twice in six years, and both times we kept the booking.

Are there any hidden fees if I book direct?

Accepted Answer

No. The nightly price you see on the apartment page is the nightly price you pay. A single, transparent cleaning fee is shown at checkout (already lower than Airbnb's cleaning charges). No service fee. No card-processing fee. No "guest fee". No "resort fee".

Can I cancel if I book direct, or is Airbnb easier?

Direct booking is more flexible than Airbnb in our case. Full refund up to 14 days before check-in. 50 percent between 7 and 14 days. Inside 7 days we'll always try to move your dates first, at no charge, within 12 months.
